Renters Hub Rules for Landlords

Order. Verification. Serious Tenants Only.

These rules exist to protect serious landlords and serious tenants. Every landlord agrees to these rules by advertising on Renters Hub.

Failure to comply may result in restriction, suspension, or permanent ban.

A. Platform Authority Rules

  1. Renters Hub is the operating platform. All listings, inquiries, records, and placements must flow through the system.
  2. By advertising directly, you act as a Verified Landlord, not as an agent, consultant or intermediary.
  3. You may not bypass the platform for any tenant introduced through Renters Hub.
  4. Renters Hub decisions on verification, disputes, suspensions, fees, and bans are final.
  5. Any action that weakens trust, transparency, platform revenue, or professionalism is forbidden, even if not explicitly listed.

B. Ownership Verification Rules

  1. You must be the legal owner of the property or a legally recognized co-owner.
  2. You agree to be verified through any means Renters Hub deems appropriate, including ownership documents, utility records, physical site verification, local authority confirmation, or any other reasonable method.
  3. Refusal, delay, or manipulation of verification leads to immediate removal of this application and total ban from the platform.
  4. Any ownership dispute results in immediate delisting until resolved.

C. Listing & Information Rules

  1. All property information must be complete, accurate, and truthful.
  2. Only the actual available unit or similar units may be listed.
  3. Photos and videos must be real, current, and represent the exact house.
  4. Known defects, limitations or restrictions must be disclosed honestly.
  5. Rent, deposit, utilities, service charges, and any other costs must be stated upfront.
  6. Listings must use the official Renters Hub format and approval process.
  7. Duplicate or misleading listings are prohibited.
  8. Vacancy status must be updated immediately once a house is taken or reserved.

D. Tenant Quality & Matching

  1. Renters Hub qualifies tenants before serious engagement to reduce time-wasters.
  2. Tenant needs, budget, household size and readiness are screened.
  3. Your property is shown only to tenants who can realistically afford and meet your house rules. This reduces vacancies, conflicts and turnover.

E. Tenant Handling Rules

  1. You must communicate respectfully and professionally with all prospective tenants.
  2. Harassment, intimidation, discrimination, or inappropriate conduct is prohibited.
  3. You may not pressure tenants using false urgency or changing terms.
  4. You may not request payments before viewing.
  5. Viewing fees are prohibited.
  6. House rules must be explained clearly before commitment.

F. Viewings & Placement Rules

  1. Viewings must be conducted at reasonable times and in safe conditions.
  2. Any differences discovered on site must be disclosed immediately.
  3. A placement is valid only when the tenant commits and moves in.
  4. Once placement occurs, it must be declared on the platform immediately.

G. Fees, Payments & Platform Value

  1. Renters Hub charges facilitation/service fees for every tenant you get from the platform as follows: Singles, Doubles and Bedsitters= Ksh 1000, 1 Bedrooms= Ksh 2000, 2 Bedrooms= Ksh 3000 and others = Ksh 5000. Commission is due immediately the tenant makes the first payment to you.
  2. You may not manipulate pricing or side agreements to bypass platform fees.
  3. Payments requested from tenants must match what was disclosed on the listing.
  4. Paying facilitation fees is mandatory. Failure leads to permanent ban from the platform and damage to your reputation.

H. Optional Support Services for Landlords

  1. If you need help, Renters Hub may assist with tenant vetting, record keeping and placement tracking, bookkeeping related to placements, and basic property management support.
  2. These services are optional and provided upon request under separate terms.

I. Data & Confidentiality Rules

  1. Tenant data accessed through Renters Hub is confidential and platform-controlled.
  2. You may not sell, share or misuse tenant information.
  3. All records must be accurate and verifiable.

J. Compliance & Enforcement

  1. Bypassing the platform results in immediate removal.
  2. Fraud, misrepresentation, or dishonesty triggers zero-tolerance enforcement.
  3. Repeated complaints or violations lead to suspension or permanent ban.
  4. Ignorance of rules is not a defense.
