Renters Hub Rules for Rental Consultants

Order. Verification. Professional Conduct.

These rules exist to protect landlords, tenants, and the professional integrity of Rental Consultants. Every consultant agrees to these rules by operating on Renters Hub.

Failure to comply may result in restriction, suspension, or permanent ban.

A. Platform Authority Rules

  1. Renters Hub is the operating platform. All listings, viewings, placements, and records must flow through the system.
  2. You are an independent Rental Consultant, not an employee, landlord, caretaker, or property owner.
  3. You may not act outside the platform for any lead, tenant, or landlord introduced through Renters Hub.
  4. Renters Hub decisions on verification, disputes, fees, suspensions, and bans are final.

B. Listing & Information Rules

  1. You must physically visit and verify every property before listing.
  2. All property information must be complete, accurate, and truthful.
  3. Only real photos of the actual property are allowed — minimum 10 clear images.
  4. Property flaws must be disclosed honestly; hiding defects is prohibited.
  5. All listings must use the official Renters Hub listing template.
  6. No listing may be published without admin approval.
  7. Duplicate listings are forbidden. First come posting applies.
  8. Listing status (available/occupied) must be updated immediately after placement.

C. Landlord & Caretaker Rules

  1. You must obtain landlord or authorized caretaker consent before listing.
  2. You may not undermine, bypass, or disrespect caretakers or gatekeepers.
  3. You must not promise landlords results you cannot control.
  4. You may only act as a witness on tenancy agreements if explicitly requested.
  5. You may not collect rent, deposits, or act as guarantor unless formally authorized and recorded on the platform.

D. Tenant Handling Rules

  1. You must confirm tenant needs and readiness before scheduling viewings.
  2. Do not show houses to tenants who are not ready to move.
  3. Do not show more than three houses per tenant. Qualify first.
  4. Viewing fees are strictly forbidden.
  5. You must explain rules, costs, and restrictions clearly before move in.
  6. Do not pressure, mislead, or emotionally manipulate tenants.
  7. Tenant contact information must not be shared outside the platform.

E. Viewing & Placement Rules

  1. All viewings must be coordinated professionally and transparently.
  2. Any differences discovered on site must be disclosed immediately.
  3. A placement is valid only when the tenant commits and moves in.
  4. Ghost placements are prohibited.
  5. Move in dates must be tracked and updated accurately.
  6. Placement must be declared on the dashboard immediately after completion.

F. Fees & Payments Rules

  1. Placement fees must be negotiated transparently with landlords.
  2. Renters Hub facilitation fees are mandatory and non-negotiable.
  3. Facilitation fees must be paid immediately after placement via Paybill 4078389.
  4. Failure to remit facilitation fees results in permanent ban.
  5. You may not manipulate commissions to bypass platform fees.

G. Communication & Conduct Rules

  1. All communication must be professional, accurate, and respectful.
  2. Harassment, intimidation, insults, or abuse are zero tolerance violations.
  3. You must respond promptly to platform verification calls or messages.
  4. You must not make promises on behalf of landlords or Renters Hub.
  5. You must maintain professional appearance and hygiene at all times.

H. Data & Confidentiality Rules

  1. Tenant and landlord data is confidential and platform owned.
  2. Selling, sharing, or misusing data is strictly prohibited.
  3. All records must be accurate, timely, and verifiable.

I. Compliance & Discipline Rules

  1. Any bypassing of the platform leads to instant permanent ban.
  2. Fraud, misrepresentation, or dishonesty triggers zero tolerance removal.
  3. Repeated negligence leads to suspension or termination.
  4. Consultants cannot appeal violations clearly defined in SOPs.
  5. Ignorance of rules is not a defense.

J. Professional Growth Rules

  1. Your reputation score reflects accuracy, conduct, timeliness, and results.
  2. High performers receive more trust, leads, and opportunities.
  3. Low performers are filtered out naturally through enforcement.
  4. If an action weakens trust, transparency, platform revenue, or professionalism—it is forbidden, even if not explicitly listed.
